Potential tenants and residents will find your property in various ways. First and foremost our own websites. Second, via feed location to sites such as hotpods.com. Third, via external marketing locations such as hoobly.com, craigslist.org, and backpage.com.
We advertise our own websites, also from time to time do PPC (Pay Per Click) Advertising campaigns on places such as google.com and bing.com. We also have links from partner sites where we have paid to advertise, and traditional marketing such as classified ads, brand awareness and signage.

A single listing a listing that is not part of a listing package. All free listings are single listings. Single listings also have a seperate charge specified by state. Single listings run until they expire. Each state has it's own single listing expire timeframe. You are allowed to deactivate/reactivate a property in the system before the expire date without paying any additional fees. Properties assigned to a listing package do not have an expire date.
A listing package is perfect for users who have multiple properties and want the ease of quick property listing and want to save on single listing fees. Listing packages allow you to have a certain number of activate properties at any given time in the system. Listing packages are state specific but can be modified if you require multiple states by contacting us. Listing packages are billed every thirty days. If a listing package is not renewed all properties that have been posted via this listing package will be deactivated. For listing packages above 10 properties it is required to contact us to set up special pricing. Our system allows you to have both single listings and listing packages even in the same state. You are also able to convert you paid single listings to a listing package once the single listing has expired.

Feeds are batches of properties pushed to other websites. Websites such as hotpods.com allow property feeds. Most of these websites are free to post a ad. Our feeds are ran during the early morning hours.
Our current feed locations are: Hotpods.com Trulia.com PropBot.com Oodle.com
Any property that is active in our system will be included in a feed. Some websites that we feed to we have multiple feeds based on listing types. For instance, with Hotpods.com we have a rental feed, a rent to own feed, and a owner financing feed. Both the rental and rent to own feeds will show up on searches and rental locations on the hotpods.com website. The owner financing properties will show up on the for sale section of the website and searches.
Our feeds run in the early morning hours. So if a property is activated before midnight typically you will see this property the following morning. Generally it is better to give it a full 24 hours before checking your property on a feed. You can view the feeds via the control panel by following the link titled 'marketing'.
A property is removed from a feed when it is deactivated in the system. This is both if the user deactivates the feed and if the system because of a listing expire deactivates it as well. Please allow 24 hours for a property to completely removed from all feeds and external marketing locations.

External marketing is anywhere your property is marketed that does not accept a feed. Right now our external marketing include the following locations: Craigslist.org Backpage.com Hoobly.com
Each external marketing has it's own repost date. CraigsList.org - 3 - 5 days depending on market Backpage.com - every 7 days Hoobly.com - your ad is places once and remains active until you deactivate your property. We have found with hoobly.com it is more effective to never do a re-post of your ad.
Your ad is managed and posted via our internal system and our internal staff. All external ads are done by a actual person logged into our system.
Currently we do not have a process in place for you to decline you ad to be posted at external marketing locations.
Your ad will be removed within 48 hours of your property being deactivated.
Many external marketing locations control spam via community policing or community approval. From time to time your ad will get flagged or removed by the external marketing staff and/or users. We do not spam these system but from time to time your ad will get flagged or removed. We check your ad frequently and when we notice your ad is flagged or removed we immediately schedule a new ad to be released.
If you have pictures and a description of your property ready, it typically takes 8 - 12 minutes to enter a property. Many users will be able to exceed this as they become more familiar with the system. Our current process is anywhere from 6 - 12 steps depending on the listing types you choose.
When you enter a property you have to choose at least on listing type. These listing types control what websites, feeds, and external marketing sources your property will show up on. The three listing types are: Rental - for rental properties, apartments Rent to Own - for lease options and rent to own properties only Owner Financing - for contract for deeds, deed for title, land contracts, and seller carry backs
Pictures are not required but highly suggested. Properties with at least one picture will not be included on 90% of our feed locations and have a tendency to get flagged and removed on external marketing quite often.

Each listing type has it's own headline. The headline is set on each listing types individual data entry page. We allow multiple headlines because each listing type is fed to different locations and websites. For the best success try to keep each listing headline as specific to the listing type as possible. For instance what might be interesting to someone looking for a rent to own might not be appealing to someone looking at just owner financing properties.
Our feature properties currently work much different than other sites. Each property entered into our system is treated as a featured property. We are working to improve this to allow featured properties to rotate throughout the day.
Property activation is handled in the following manner. In states where it is free to post your property will be activated immediately. In States where there is a fee to post a property and your property will be activated after your fees have been approved and we have reviewed your property. Listing Package: If you have a listing package or purchased a listing package with a property entry both your property and your listing package will be activated when your fees have been approved.
Currently our system allows an unlimited number of pictures. We suggest that you place as many pictures as possible. Recent studies from consumers looking to move and purchase homes have shown that properties with 10 - 15 pictures get substantially move views and interest. Note: We do allow properties without pictures but this will highly limit the locations your property will be marketed. For instance some feed locations do not allow any listings that do not include a picture.
